After searching the internet for hiking trails in Colorado, the top 5 I recommend for fall hikes are:

1. Hanging Lake, Glenwood Springs, CO

2.  Glacier Gorge – Rocky Mountain National Park – actually anywhere RMNP. There are many different trails depending on what you are looking for.

3. Maroon Bells, Aspen CO

4. Blue Lake – Indian Peaks Wilderness, Nederland, CO

5. Canyon Loop Trail, Boulder, CO

Summer Fun in the Rockies!

Colorado has something for everyone when it comes to outdoor adventures. And there’s not better time to get your summer adventure on than now. With about a month left until school starts up again, the staff at Mavi Unlimited wants to know what you have been doing for outdoor fun in Colorado and also wants to share some fun activities for all levels of adventurers.

One of the most popular and enjoyable summer activities is camping! In Colorado there is an abundance of camping areas. Some Mavi favorites are 1. Guenella Pass – right out of Bailey that also has some fun hiking trails! 2. Ouray, located southwest of Denver, has many camp sites ranging from drive up and set up your tent to hike in and a couple miles and then sent up camp. Ouray also has great hiking trails, including a trail head for a 5 ½ mile trek up the 14ner, Handies Peak. 3. Green Mountain Reservoir located just north of Silverthorne. This camping location has areas for hiking, 4-wheeling, fishing, cliff jumping into the lake, and boating – making it an easy favorite with something for everyone to do!

Another great summer activity that is best to do when you need to cool down, is rafting! My favorite place to raft is down the Arkansas River out of Salida and Buena Vista, located southwest of Denver. Some of Colorado’s top rafting locations include Royal Gorge, Browns Canyon, and of course the Colorado River. If you are planning a rafting trip, it is important understand the general classification of rapids to ensure an enjoyable rafting trip. White water rapids are classed as follows:

Class 1: an easy, slow-moving current
Class 2: small waves
Class 3: rapids have medium waves with some technical maneuvers required
Class 4: rapids occur in a faster current, with bigger waves that are technical and scouting is sometimes recommended
Class 5: rapids have a very fast current, large waves and scouting is necessary
Class 6: rapids are virtually un-runnable, only attempted by professional racing teams

Last, but definitely not least is bike riding. Whether you are into mountain biking or ridin’ on the road, Colorado has plenty of bike paths for beginners to experts! Bear Creek Lake Park has some great trail rides for all levels. But if trail riding isn’t your thing, Denver and the surrounding areas have great paved paths. One of the more popular routes is the Platte River Trail that runs all the way to Cherry Creek, making it a perfect day ride. One of my favorite bike paths is in Glenwood Canyon, about 3 hours west of Denver. This path is great because it’s mostly flat, you ride right next to the Colorado River, and you can ride to one of the best hiking trails in Colorado, Hanging Lake!

Denver Housing Market = “Most Improved”

According to a recent report from Bloomerg Businessweek, Denver has earned a spot as the “most improved U.S. housing market.” Jim Nussbaum, a broker associate for Kentwood Real Estate in Greenwood Village states, “We never went up as fast in terms of value, and we never came down as fast. Last year, [buyers] were like deer in headlights—they were afraid to move. When the stock market improved, they started to feel better.”

The article also attributes Denver’s improved housing market to “an influx of renewable energy companies” which are creating new jobs.

The 1970′s Called… Their Mortgage Rates are Here!

If you missed out on the $8,000 home tax credit, don’t worry, here is another great opportunity!

According to Denver Real Estate Agents and Finance Guru’s, mortgage rates have hit a record low.  According to the mortgage company,  Freddie Mac,  “The average rate for 30-year fixed- rate loans dropped to 4.69 percent, from 4.75 percent last week.” Rates have not been this low since 1971!

Mortgage rates have dropped because of several reasons. One being the “turmoil in the stock market and the European debt crisis” (read more) and the second Margaret Jackson of the Denver Post explains that “Mortgage rates have fallen over the past two months as nervous investors have shifted money into the safety of Treasury bonds. The demand for Treasurys has caused Treasury yields to fall. And mortgage rates tend to track the yields on long-term Treasurys” (read more).

Experts are saying now is the time to buy because when the economy starts to show “sustained improvement” you can count on rates going up!

1. Paint! Painting the inside/outside of your home makes it look cleaner and brighter!

2. Get in the Dirt! Landscaping is a fun and easy way to bring color and life to your home while adding to the value!

3. Replace Old with the New! The kitchen and the bathroom are considered the 2 most important rooms in the house. Replacing the flooring, cabinets, wall/ceiling fixtures, or paint can make a great difference!

4. Have a garage sale! Cleanse your house of unwanted/unused items! You will gain space and hopefully some extra cash!

5. Get with the Green! Energy Star appliances save money! If you are not looking to replace any major appliances it is easy to make sure the doors and windows in your home are sealed properly so the cool air stays in and the hot air stays out!

Hey all you Coloradans! Summer is just around the corner and Mavi Unlimited wants to know what you like to do to keep in shape during the hot summer months!

A recent poll by the American College of Sports Medicine ranked Denver as the 6th fittest state, scoring “69.9 out of a possible 100 in the new ‘American Fitness Index.’ The report evaluates the 50 cities on such factors as preventive health behaviors, chronic disease levels, access to health care and community resources and policies that support physical activity.”

“Washington, D.C., was rated most fit, taking 73.5 points out of a possible 100. Boston was second, followed by St. Paul; Seattle; Portland, Ore.; Denver; Sacramento, Calif; San Francisco; Hartford, Conn.; and Austin, Texas.” (Read more)
